Property is often the largest financial decision a person will make. We’ve been advising buyers, sellers, and investors across the Sunshine Coast and Gold Coast for over 15 years, and we’ve built our practice around three key principles:
40+ years’ combined experience
Boutique, personal service
Office in the heart of Maroochydore
Fixed-fee conveyancing
Transferring property to a family member, spouse or business partner may qualify for stamp duty exemptions. We’ll work out what applies to your situation and handle the paperwork.
Retirement village contracts are notoriously dense, covering occupancy type, entry fees, ongoing charges, and exit conditions. We translate the contract into plain terms so you know exactly what you’re signing up for.

We confirm legal ownership and the official property description so the transfer documents are accurate.
We identify easements, covenants, and other restrictions that could affect how you use the property.
Before your contract goes unconditional, we run the investigations needed for you to make an informed call.
We review and finalise any special conditions before you sign, not after.
We pay required fees on time to keep settlement on track.
We prepare every legal document your transaction requires. With us managing the transaction, settlement happens on time and without the last-minute surprises that derail property deals.
Property transactions involve more moving parts than most people expect. Contracts get amended, finance gets delayed, searches turn up issues, and any of it can affect your timeline or your settlement figure.
Whether you’re buying your first home, expanding a commercial portfolio, or selling a rural block, we work through the detail with you in language that makes sense. You’ll always know where your matter stands and what’s coming next.

Off-the-plan purchases work differently to standard conveyancing. You’re signing a contract for a property that doesn’t exist yet, based on plans that can change, with a settlement date that might be years away. Sunset clauses, variation rights, and finance approval timing all need close attention before you commit.
We provide:
Related party transfers happen between people with an existing connection: family members, spouses, business partners. Depending on the circumstances, the transaction may qualify for a stamp duty exemption, which can mean substantial savings.

They were exceptionally efficient in keeping me informed of important dates and times and responded promptly to any questions or concerns I had throughout the process. I also had the opportunity to meet the staff (Mali and team) in person, and everyone was friendly, approachable and professional. They took the time to identify potential risks and explain anything I needed to be aware of, which gave me confidence that everything was being handled properly. In the lead-up to settlement, everything was calm, well organised and clearly communicated. I always knew what was happening and what, if anything, I needed to do, so I didn't have to worry about whether something had been overlooked. The settlement itself went smoothly. They made the entire process feel straightforward and stress-free, and I really appreciated the confidence and peace of mind they gave me throughout. I would have no hesitation in recommending their services.Posted on Google Leon TyrrellTrustindex verifies that the original source of the review is Google. Property transfers in a family law context need to match the orders exactly. Errors create delays, and delays during a separation are the last thing anyone needs.
We assist with:
We work alongside you from the start of the matter through to settlement, keeping the legal side simple so you can focus on everything else.

These contracts differ significantly from buying a standard home. Depending on the village, you might be purchasing a unit, taking a long-term lease, or buying a licence to occupy, and each option comes with different rights, costs, and exit terms.
Common considerations include:
Buying property through an SMSF is heavily regulated. The structure of the purchase, the borrowing arrangement, and the trust setup all need to comply with superannuation law, and mistakes can be costly to unwind.
Our SMSF property work covers:

Our offices in Coolum Beach and Maroochydore mean we know the local markets, councils, and the practical issues that come up in property law across the region.
You’ll hear from us regularly, in language you can follow. No legal jargon, no chasing for updates.
Our fees are set upfront so you can budget without surprises. What we quote is what you pay.
Pathway Legal opened in 2008 on the Gold Coast, added Coolum Beach in 2017, and has since expanded to Maroochydore. Over that time we’ve built a reputation across Southeast Queensland for getting property matters settled.
For a standard residential property, expect 30 to 60 days from contract signing to settlement. Finance approval timing, special conditions, and search delays can stretch this, which is why we set realistic expectations early and work to your settlement date.
On top of our fixed legal fees, you’ll have government charges (stamp duty, transfer and registration fees), search costs, and adjustments for council rates and water. We provide a full breakdown at the start so you know the full cost going in.
From 1 July 2026, we’re legally required to verify the identity of every client on certain types of matters, including property, business, and trust-related work. The requirement applies to every client, including returning ones. It doesn’t reflect any personal concern about you, and there’s no exception for existing relationships.
Each business captured under the new AML/CTF laws is required to complete its own client checks for the services it provides. Even if you’ve already provided your ID and details to your real estate agent, your bank, or another law firm, we’re still legally required to do the same checks ourselves. We know it’s frustrating, and we’ll make our part as quick as possible.
For some matters, we’re required to ask where the money in a transaction is coming from. This is more common for higher-value or higher-risk transactions. If you’re unsure how to answer or you don’t have the documentation ready, talk to us. We can usually work it out together. If we can’t complete the checks, we’re unable to act for you on the matter.
The new laws apply to specific “designated services”, which for us includes conveyancing and property, business sales, purchases and restructures, and company and trust matters. General advice, litigation, and family law matters aren’t captured. If you’re not sure whether your matter is affected, we’ll let you know at your first appointment.

Pathway Legal set up their first office on the Gold Coast in 2008, with their second office opening in Coolum Beach in 2017. Pathway Legal is also now located in Maroochydore.
